Terms & Conditions
Last updated: 1st September 2026
These Terms & Conditions (“Terms”) apply to the provision of budget costing and estimating services by KMG Capital Limited T/A Self Build UK (“we”, “us”, “our”) to customers purchasing our services online (“you”, “your”).
By placing an order for our services through our website, you confirm that you have read, understood, and agreed to these Terms.
Our Services
We provide budget costings and preliminary construction cost estimates for proposed new-build residential properties in the United Kingdom.
Our service is intended to provide an indicative budget estimate to assist with early-stage financial planning, feasibility assessment, project discussions and decision-making.
Unless specifically agreed otherwise in writing, our service does not constitute:
- a fixed-price quotation for construction works;
- a contractor’s tender or formal tender submission;
- a contract sum;
- a detailed quantity surveyor’s cost plan;
- a bill of quantities;
- architectural, structural, engineering or other professional design services;
- a building regulation compliance assessment;
- a planning or planning-permission service;
- a site investigation or survey;
- a valuation for lending, mortgage or other financial purposes; or
- a guarantee of the eventual cost of constructing the property.
Information Required From You
To prepare your budget costing, you must provide the information reasonably requested by us.
This may include, where applicable:
- architectural drawings and plans;
- scaled floor plans and elevations;
- proposed floor areas;
- specifications;
- site location;
- information regarding the proposed construction method;
- details of fixtures, fittings and finishes;
- planning information;
- site constraints or unusual site conditions known to you; and
- any other information reasonably required to prepare the costing.
You are responsible for ensuring that the information supplied to us is accurate, complete and sufficiently clear.
If information is missing, unclear, inaccurate or subsequently changed, the resulting costing may be affected.
We reserve the right to make reasonable assumptions where information is incomplete. Any significant assumptions or exclusions may be identified within the costing provided to you.
Nature of Budget Costings
Our costings are estimates based on the information available to us at the time the costing is prepared.
Construction costs can vary significantly depending on factors including, but not limited to:
- site conditions;
- ground conditions;
- location;
- access and logistics;
- labour availability;
- material prices;
- specification and quality of finishes;
- contractor availability and pricing;
- design changes;
- inflation;
- statutory requirements;
- planning conditions;
- utility connections;
- abnormal works;
- market conditions; and
- changes in the scope of the proposed development.
Accordingly, the final cost of construction may be higher or lower than the budget costing provided.
Our costing should therefore be treated as an early-stage budgeting tool and not as a guaranteed construction or land cost.
Exclusions and Allowances
Unless expressly stated otherwise in the costing, certain items may be excluded, estimated as allowances, or subject to further investigation.
These may include, for example:
- land acquisition costs;
- professional fees;
- architectural fees;
- structural engineering fees;
- planning fees;
- building control fees;
- surveys and investigations;
- legal fees;
- finance and borrowing costs;
- VAT;
- utility connection charges;
- abnormal ground conditions;
- remediation works;
- demolition;
- asbestos or other hazardous material removal;
- retaining structures;
- extensive external works;
- landscaping;
- boundary works;
- specialist installations;
- statutory contributions or charges; and
- other costs not reasonably identifiable from the information supplied.
The specific costing provided to you should be read carefully for its stated inclusions, exclusions, assumptions and allowances.
VAT
Unless expressly stated otherwise, all prices and cost figures in our budget costing are inclusive of VAT.
Where VAT treatment is uncertain or may depend upon the circumstances of the project, this will be identified where reasonably practicable.
You should obtain independent tax advice where necessary.
Accuracy and Limitations
We take reasonable care in preparing our costings using the information available to us.
However, we do not warrant or guarantee that:
- the costing will exactly match the eventual construction cost;
- a contractor will be willing to undertake the works for the amount estimated;
- the estimated costs will remain current until construction begins; or
- the costing will be suitable for every financial, lending, investment or development decision.
You remain responsible for deciding whether the costing is sufficiently suitable for your particular purpose.
Where a project is sufficiently advanced, we recommend obtaining current quotations or tenders from suitably qualified contractors before committing to construction expenditure.
Changes to the Project
If the design, specification, floor area, site information or other material information changes after the costing has been prepared, the costing may no longer be applicable.
We may offer to revise or update the costing for an additional fee.
Any additional work required as a result of significant changes to the information supplied may be treated as a new service.
Delivery of the Costing
Once payment has been received and the required information has been provided, we will aim to complete the costing within the estimated timescale stated on our website or at the time of purchase.
Any stated delivery time is an estimate unless expressly agreed otherwise.
We will not be responsible for delays caused by:
- incomplete or inaccurate information;
- late responses from you;
- changes to the project;
- technical problems outside our reasonable control; or
- events beyond our reasonable control.
Fees and Payment
Our fees are displayed on our website or otherwise communicated to you before you place your order.
Payment must be made in accordance with the payment method and terms stated at checkout.
We may refuse to commence work until payment has been successfully received.
Cancellation and Refunds
Where you purchase our services as a consumer, you may have rights under UK consumer law to cancel an online contract within the applicable cancellation period.
However, where you request that we begin providing the service before the end of that period, you may expressly request that we commence work immediately.
Where the service has been fully performed, your statutory cancellation right may be lost where you have expressly acknowledged this before the service begins, to the extent permitted by applicable law.
Where you cancel after work has begun but before the service has been fully completed, you may be required to pay a proportionate amount for the services supplied up to the point of cancellation, where permitted by law.
Nothing in these Terms affects any statutory rights you may have as a consumer.
Intellectual Property
Unless otherwise agreed in writing, all intellectual property rights in our costing methodology, templates, calculations, systems, processes and standard materials remain our property.
The costing document supplied to you is provided for your own use in connection with the project for which it was prepared.
You must not reproduce, resell, distribute, publish, licence or commercially exploit our costing documents or methodology without our prior written permission, except where reasonably necessary to obtain quotations, professional advice, finance or other services relating to your project.
Reliance by Third Parties
Our costing is prepared for you and based on the information and requirements you provide.
Unless expressly agreed otherwise in writing, we accept no responsibility to third parties who obtain, rely upon or use the costing.
You should not represent that our costing constitutes a formal quotation, tender, valuation or professional certification unless we have expressly confirmed this in writing.
Limitation of Liability
We will provide our services with reasonable care and skill as required by applicable law.
Nothing in these Terms excludes or limits liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot legally be excluded or limited.
Subject to the above, we will not be liable for:
- indirect or consequential losses;
- loss of profit;
- loss of anticipated savings;
- loss of opportunity;
- loss of revenue;
- financing costs; or
- costs arising from construction work being undertaken for a price different from our estimated budget.
To the fullest extent permitted by law, our total liability arising out of or in connection with the provision of the service shall be limited to the cost of the report provided by Self Build UK.
Events Outside Our Control
We will not be liable for any failure or delay in performing our obligations where this results from circumstances beyond our reasonable control.
Such circumstances may include significant disruption to supply chains, widespread technical failures, industrial disputes, natural disasters, government action, or other events that could not reasonably have been anticipated or prevented.
Privacy and Personal Information
We will process your personal information in accordance with our Privacy Policy.
You should read our Privacy Policy before purchasing our services.

We take reasonable care to ensure that information displayed on our website is accurate and up to date.
However, descriptions, pricing, delivery times, and other information may occasionally change.
We reserve the right to correct errors and update our website were reasonably necessary.

It should not be relied upon as a substitute for independent professional advice where such advice is required.
You are responsible for obtaining appropriate advice from architects, structural engineers, quantity surveyors, contractors, planning consultants, solicitors, tax advisers, financial advisers, or other professionals as appropriate to your project.
Consumer Rights
If you are purchasing our services as a consumer, nothing in these Terms is intended to remove or reduce any rights you have under applicable UK consumer protection legislation.
If any provision of these Terms is found to be unlawful or unenforceable, the remaining provisions shall continue to apply.
